Soft Washing roofs, does it work ?

Yes when done correctly soft washing really does do the job, there are some things we think that you should be aware of though . . . . .  Many So called self taught roof cleaning experts are using Industrial bleach (sodium hypochlorite a.k.a Hypo) and passing it off as a biocide. You can tell the difference as the bleach will have a distinct smell like swimming pools, this works great for killing moss however its not designed or legally allowed for roof cleaning purposes. Hypochlorite if mixed incorrectly and used to strong damages leadwork is corrosive to metal  ie screws, nails and pins and its very dangerous to the surrounding enviroment, the worrying thing is the majority of roof cleaners out there are using this product as it saves costs for them they also claim its enviromentally freindly which it is definetly not! We only use registered and licenced biocides for roof cleaning that are made specifically for the purpose, the whole process takes longer as it soaks into the tiles and reactivates when it rains the works for upto 12 months untill you eventually get that new look finish but it also means your roof will also be moss free for a longer period of time.

No roofs don’t suddenly fail if you don’t have them cleaned.  I’ve not encountered a roof that has structurally failed due to a lack of cleaning so on that basis the answer is No it is not necessary to have your roof cleaned.

There are many reasons why you might want to get your roof cleaned though such as.

This depends on the current condition of your roof and what you are looking to achieve, if your roof is not in very good condition and has some broken or damaged tiles then we wouldn’t recommend steam cleaning. If you just want a moss free roof and are not to fussed about how it looks then we would recommend the soft washing as its easier to manage the cleaning process without making such a mess, however if you want the brand new look and dont want to wait then steam cleaning would be the way forward.

The biocide reactivates when it rains and nature completes the cleaning process, your roof becomes cleaner with each downpour washing away the dirt and residues, this process continues to work for up to 12 months.

The Biggest most likely problem you will encounter in roof cleaning is employing the wrong contractor, this industry has grown massively over recent years and theirs many out there with NO roof cleaning experience what so ever calling themselves experts and will generally do much harm than good.

  • Using the wrong method for the wrong roof such as pressure washing a old fragile roof.
  • Uninsured contractor that will leave you liable for any damages they may cause.
  • A poor contrator may hide damage to save time and money costing your further down the line.
  • Inexperienced operator using overpowered equipment or wrong techniques which can cause damage or leaks.
  • Make sure your roof cleaning quote covers the cost of replacing any tiles if required.
